Construction Layout
Construction layout services may be necessary in many industrial and residential atmospheres. Whether the project is for an industrial facility or residential utilities, the service requires trained professionals with a clear understanding of the construction process and requirements. The ability to communicate and follow the direction of engineering teams becomes a vital role in successful project completion and management accommodation.
GPS Control Surveys
Datum networks can be used for establishing horizontal and vertical control monuments for many city and county projects. The ability to establish such networks requires the use of the Global Positioning System (GPS) that enables real-time projection for State Plane Coordinate Systems and the North American Datum 83/03.
Topographic Land Survey
A topographic survey is needed to locate existing improvements, utilities, and elevations of proposed construction sites. Most topographic surveys provide design engineers with valuable information prior to designing new structures. Topographic surveys should detail, all improvements including; buildings, fences, roads, concrete, and utilities that are visible as well as underground.
Subdivision Design and Layout
A subdivision design first incorporates a surveyors assistance in the design phase of the project in the right-of-way design, utility and lot locations. Next, on the ground the surveyor provides the utility, curb and gutter and property corner staking to provide a physical layout in the field.
Boundary Survey
A boundary survey is a survey for the express purpose of locating the property corners and boundary lines of a given parcel of land. This involves deed record research and processing in addition to field data collection, measurements, and computations to establish boundary lines in conformance with the state’s boundary law. The service should include a written narrative description of a parcel of real property or an easement. The boundary survey should also be accompanied by a sketch or a plat of the parcel being surveyed.

Right-of-Way and Easement Acquisition Surveys
Right-of-way and easement acquisition surveys are required for projects such as power line construction, pipeline construction, drainage and utility projects. Once the general location of the project is determined our team of professionals will research the deed records to determine ownership, locate the required easement, and generate legal descriptions and plats for each land parcel.

Oil and Gas Surveys
When an oil and gas survey is requested the two section lines nearest the proposed location are surveyed. Based upon the survey an exhibit is given depicting the dimensions to the section lines from the proposed wellhead. All surveys and plat requirements and filing procedures are done in compliance with the state of Texas Railroad Commission.

As-Built Surveys
Often engineers require an as-built survey prior to the design of additional structures or equipment. Schaeffer Land Surveying has provided numerous as-built surveys supporting the design efforts of many projects statewide. Field data is gathered, processed and presented as design plans. These plans are provided to the engineering group to access the three dimensional locations of all necessary components.

Stock Pile and Landfill Quantity Surveys
In some instances it may be necessary to account for or provide documentation of current inventory levels of various materials: wood chips, long logs, coal, scrap metal, mineral or rock, soil, dirt, compost, etc.; Schaeffer Land Surveying can provide these inventory surveys and volume assessments. An inspection can be done at your request or a routine schedule could be developed for monthly, quarterly, semi-annual or annual inventory reports. The use of total stations and GPS equipment enable the survey to be done during production hours, provided the conditions remain safe. In suitable environmental conditions it is possible to survey 10,000,000 cubic feet within a 6 hour time frame. Data is electronically collected, processed in auto cad software and reported in a timely, user friendly format.
